7. Determine the cap rate: The capitalization rate (cap rate) is another crucial factor in calculating the ROI on a rental property. This rate helps compare the property’s potential income to the purchase price. To calculate the cap rate, divide the NOI by the property’s purchase price. Multiply the result by 100 to obtain the cap rate as a percentage.
